Challenges
The scale of the project required strong management and programming from PPMGA. There was also a major constraint to the site being a 9m slope across the site, which would impact both design and cost plans.
Solutions
PPMGA was able to able to implement a reduction in the number of available floor plans across the latter stages, by ensuring a uniformity of quality design and efficiency through their work in the design phase. The large slope across the site was used as an opportunity to increase the number of apartments on the lower side while keeping the residential street face to 3-4 storeys. PPMGA arranged advance site remediation and clean up works ahead of construction tenders which removed the risk for major cost blow-outs during construction. The construction contract was also required to be financially split into two separate contractual stages to match the client's pre-sales and financing arrangements.
Results
PPMGA was able to implement a reduction in the number of apartment layout floor plans by ensuring a uniformity of quality design and efficiency through their work in the design phase. Additional procedures were established by PPMGA during the construction phase to efficiently and effectively manage the Purchaser Extras, which required approximately 300 variations to be issued under the construction contract.
